A new modern business centre Hermanas will be built in Nemunaičiai

SBA Urban, the real estate development company of the SBA Group, continues the Nemunaičiai project on the left bank of the Nemunas River on H. and O. Minkovskiai (Hermanas and Oskaras Minkovskiai) Street. After obtaining a construction permit from the Kaunas Municipality, the second stage is planned to start this summer, in addition to the already completed five blocks, with the construction of the more than 10,000 sqm Hermanas business centre and a multi-storey car park with 521 spaces. Like the first stage of Nemunaičiai, the second has been designed in collaboration with the architectural studio of Rolandas Palekas, a National Prize laureate.

 

Start of a new district

 

Inga Navickaitė, Head of Urban LIVE, the SBA company developing Nemunaičiai: “The second stage of Nemunaičiai will start with a new business centre, which is highly anticipated in Kaunas. The city has not offered new and modern offices to the market for some time now, and we feel a strong demand for it. Local and international companies are enquiring about the new space, and they appreciate the new location, the perspective of the whole district, and the atmosphere we will create there with the SBA Urban team. The new business centre in Nemunaičiai will help to fill that gap in the second half of next year. Investments in the business centre, which will be built together with a multi-storey car park, will amount to over EUR 30 million.”

 

The 8-storey, A++ class office building will offer 10,862 sqm of modern business space. It will aim for WELL certification, focusing on human health and well-being in building design and operation. Moreover, the building is planned to achieve the BREEAM “In-Use” sustainability certification.

 

Navickaitė elaborates further: “We do not doubt that the business community will highly value further development of the project and the infrastructure created by Kaunas Municipality – the pedestrian bridge from the left side of the Nemunas River to the Nemunas Island, the reconstruction of Minkovskiai Street, and the M.K. Čiurlionis (Mikolajus Konstantinas Čiurlionis) Art Centre only underline the prospects of the area. We also feel market confidence in an experienced and well-known developer in Kaunas. BLC business centres, Vienybės Square, Kauno dokas, and Green Hall Business Valley in Vilnius illustrate that we create spaces for businesses with a good feeling to work and create.”

 

The new business centre will feature floor areas ranging from 995 to 1,270 sqm, which will be particularly appealing to larger companies looking to locate their offices on one floor. Plans also include several smaller office spaces ranging from 106 to 305 sqm.

 

The new parking lot, which will be dedicated to the whole block, is planned to be constructed in conjunction with the business centre. According to Navickaitė, this solution is standard in mixed-use districts in foreign countries as it is more sustainable to concentrate vehicles in one area and allows for the parking facility to be shared by office employees and residents. The multi-storey parking lot also provides spaces for people with disabilities, electric car charging stations and visitors.

 

Hermanas – focus on science, history and architecture

 

Navickaitė notes that the name Hermanas was chosen for the business centre for a reason. Nemunaičiai is being developed on H. and O. Minkovskiai Street. The brothers were among the most prominent Kaunas citizens of the 19th century, making the city and Lithuania famous in mathematics and medicine. Oskaras pursued a medical career and made history by contributing to the discovery of insulin, which helped control diabetes, while Hermanas became one of Einstein’s most influential teachers.

 

Navickaitė concludes: “Hermanas will be the first brother whose contribution to the history of Kaunas and science in general we intend to commemorate. We believe this will be an inspiration for the businesses that will be located in the new business centre – to work, create and promote Lithuania worldwide. After all, it was precisely such forward-thinking and innovative individuals as the brothers who were ahead of their time and raised Lithuania’s profile.”

 

The second stage of Nemunaičiai was developed together with the architectural studio of National Prize winner Rolandas Palekas to maintain architectural coherence. Here, significant emphasis is given to sustainable and architecturally aesthetic solutions. Hermanas business centre will feature as many as three outdoor terraces where employees can enjoy views of the Nemunas River.
